Since 1991, Redwood Living, Inc. has been reinventing the traditional apartment rental experience. Instead of focusing on squeezing as many units as possible into the available space, our goal has always been to give renters a true home. Each Redwood apartment home is found in a real neighborhood and laid out in one of our signature open floor plans, with two bedrooms, two bathrooms, an attached garage and a dedicated street address. Our residents are able to enjoy all the comforts of a single-family home—a spacious kitchen with a full pantry, full-size appliances, upgraded finishes and features, washer and dryer hookup, and more—without the stresses of home ownership. 


Redwood’s signature build-to-rent strategy is distinctive in the industry and differentiates us from the typical real estate investment. Where many developers build a rental property and sell it, Redwood has no interest in selling Redwood-managed neighborhoods. From start to finish, we use the skills of our capable, professional in-house staff to drive projects to close efficiently while paying attention to the details that make each Redwood Neighborhood a great place to live. And when we’re done with the development phase, we don’t go anywhere. Our commitment to excellence includes the way we maintain and manage our neighborhoods. We ensure our Redwood residents can enjoy the advantages of living in a high-quality home for as long as they’d like.


Redwood manages 16,000+ apartment homes in 154+ neighborhoods throughout Ohio, Michigan, Indiana, Illinois, Iowa, North Carolina, South Carolina, and Kentucky, currently. The first Redwood Neighborhood will open in Nebraska in early 2024, with more in the Omaha area on the horizon. What We Do

Redwood is an innovative development and property management company in the build-to-rent space with neighborhoods in Ohio, Michigan, Indiana, Illinois, Iowa, North Carolina, South Carolina, Kentucky, currently.  New construction will begin in Nebraska this year, with more potential projects on the horizon in Missouri. We believe that the growth of the rental population demands the type of housing we provide to each and every one of our residents. The success of this approach continues to be validated in new markets. Steve Kimmelman

Chief Executive Officer and Chairman of the Board

Steve Kimmelman is the Founder, CEO, and Executive Chairman of Redwood Living, Inc. He is the innovator and developer of the single-story, open floor plan apartment home, with private attached garages that make up every Redwood neighborhood. Steve founded Redwood in 1991 with the idea of reinventing the apartment rental industry. By prioritizing remarkable living over maximum-density, demand and financial benefit have been natural by-products. Steve leads Redwood’s overall strategy and innovation, living out Core Value #2: Be Entrepreneurial every day in pursuit of Redwood’s Mission & Vision.

David Conwill

Chief Financial Officer

David Conwill is Executive Vice Chairman of Redwood Living, Inc., and a Managing Member of over 200 Redwood Apartment Neighborhood LLCs that own over 15,000 completed apartment homes and approximately 4500 apartment homes under construction in 9 states. David is the architect and implementor of Redwood’s robust growth strategy, living out Redwood's Core Value #4: Deliver More than Expected. He is an enthusiastic ambassador for Redwood’s remarkable apartment neighborhoods and Redwood’s award-winning culture. David currently focuses his energy and creativity in supporting Redwood’s debt and equity strategies.

Toney Morton

Chief Financial Officer

Toney Morton is the Chief Financial Officer of Redwood Living, Inc. He oversees all financial and accounting activities. Toney joined Redwood in 2018 and has led the finance and investor relations teams responsible for the development capital stack, as well as the corporate FP&A function. He and his teams are largely responsible for capital raising, banking and investor relationship management, financial budgeting and forecasting, and ad-hoc corporate development support for other executives and key shareholders. Toney’s dedication to Core Value #4, Deliver More than Expected , and Core Value #7: Demonstrate Integrity and Authenticity, is exhibited in all he does at Redwood.
