For build-to-rent tenants, storage and flooring matter greatly in living space

Ample storage and quality flooring are among the amenities build-to-rent tenants are seeking most as they decide where to live.

Storage is a particular pain point, especially in horizontal apartments, according to the 2024 Build-to-Rent Tenant Survey.


Conducted for the New Home Trends Institute by John Burns Research & Consulting, the survey includes responses provided by 7,625 tenants nationwide in May and June of 2024.


More than three in four residents of horizontal apartments – 76 percent – said they need more storage in their homes, compared with 49 to 59 percent of tenants in other communities who say the same.


“We recognize how our residents value storage space and intentionally design our apartment homes to offer substantial opportunity for storage,” said Steve Kimmelman, Founder and Chief Executive Officer at Redwood.


Across the board, tenants surveyed cited the need for more kitchen storage – 48 percent – followed closely by hallway and bedroom closets, at 45 percent.

“Redwood Neighborhoods regularly offer nine or 10 generously sized kitchen cabinets and ample closet space throughout,” Kimmelman said.


“In our primary bedrooms, you’ll find walk-in closets with a mix of shelving options, and our second bedrooms include a nice amount of wire shelving.”


Other areas where residents seek more storage include bathrooms, laundry rooms and the garage.


“I just wish we had more storage like a bigger pantry and linen closet,” said a mature resident of a townhome community who took the survey.


Redwood apartments offer pantries ranging from 20 to 25 square feet with wire shelving to make organizing easy. Plus, with an attached garage included with every lease, residents have significant bonus storage options.


While storage is a significant priority for residents, when it comes to finishes, flooring tops the list.


Nearly two-thirds of residents surveyed – 64 percent – said that a home’s finishes positively influence their rental decision. Flooring ranked the highest priority, noted by 42 percent, followed by countertop material at 33 percent and cabinets at 21 percent.


Solid-surface flooring is valued most, with residents noting its durability and ease of cleaning, especially with children and pets.

“Less carpets makes cleaning easier,” one family responded.


Another resident answered that “the color and material of the floor is perfect because it is easy to clean and scratch resistant.”

In all new builds (and many existing neighborhoods) Redwood offers luxury vinyl plank flooring, an American-made product made of stone plastic composite.

“We love this product for many reasons, and residents do too,” Kimmleman said. “It’s known as the toughest, most durable vinyl flooring in the market, but at the same time it can mimic natural materials like wood and stone incredibly well, giving it a beautiful look.”


The flooring is also 100 percent waterproof, so it performs well in any high-moisture room, especially bathrooms, and does not expand and contract.


“We like that this flooring requires minimal maintenance, and so do our residents. All you need is the occasional vacuum and damp mop to keep your floor looking fabulous,” Kimmelman said.
